Focusing on cash flow and value-add; Minimum 5-year holds
Park Size
Minimum 40 pads; Prefer mix of POH and TOH homes
Location
40 pad minimum: Within 30 minutes of Gainesville, Orlando or Tallahassee metro.
80 pad minimum in all other Sunbelt States: city metro must have population of 50K or greater and be within 30 minute drive of Major metro with population of 100k - 200k.
Financials
Open to creative, seller finance, conventional and possibly JV's. If buying conventionally need to be buying at 75% of market value.
Utilities
no waste water treatment plants or lagoons.
Occupancy
Minimum 70% occupancy. Open to turn around opportunities and distressed parks
Value-add
Focus on rent increases/growth and operational improvements over physical expansion.
